Foundation repair cost calculator
Pick the problem you are seeing and how extensive it is to get a national-average price range, then let us diagnose it in person for a real number.
Estimated cost
$500to$1,800
Figures reflect national-average foundation repair costs (HomeGuide, Angi, This Old House, 2025). It is a national-average estimate, not a quote. We give you an exact price after we look at the job.
Foundation repair costs anywhere from a few hundred dollars to well over $20,000, because the word covers everything from sealing a crack to lifting a settled house on piers. The national average is around $5,000, with most jobs landing between $2,200 and $8,000. The calculator above narrows that by the kind of problem you have.
The problem decides the price
There is no single “foundation repair” number, because the work ranges from a tube of sealant to lifting a house. The calculator lets you pick which problem you are seeing:
- Sealing cracks or leaks. The most common and the least expensive, often a few hundred to a couple thousand dollars.
- A wet basement. Usually a waterproofing job (interior drainage, a sump pump, sealing), not structural, and priced accordingly.
- A bowing wall. Soil pressure is pushing the wall in. Anchors, braces, or carbon straps hold it, which is a bigger job.
- Settlement. The house is sinking unevenly and needs piers to stabilize and often lift it. This is the top of the range.
Then set how extensive it is, since a single crack and a whole wall are not the same bill.
About these numbers
The ranges here are national averages, drawn from published cost data, not a look at your home. In the Miami Valley, clay soil, freeze-thaw, and a high water table shape which of these problems show up, and every basement is a little different. Use the estimate to get oriented, then let us put eyes on it. You get a clear written evaluation and a firm price before any work begins, with no scare tactics.
Diagnosis comes before the quote
The single biggest way people overspend on a foundation is by fixing the wrong problem: waterproofing a wall that is actually moving, or bracing a wall when the real issue is water. We start every visit by telling a foundation problem from a water problem, because that answer changes everything downstream, including the price.
When you want a real number, book an inspection and we will tell you plainly what you are dealing with.
