Exterior waterproofing stops water where it starts: outside the wall, before it has a chance to get in. Instead of managing water once it reaches the basement, we excavate the foundation, seal the wall from the outside, and give groundwater a path away from the house. It is the larger of the two waterproofing approaches, and we are straight that most Miami Valley basements are solved from the inside for less. This is for the cases that are not.

When exterior is the right call

Most wet basements here are handled with interior drainage that relieves pressure from inside. Exterior work earns its cost in specific situations: water pushing through the wall itself rather than the cove joint, a wall deteriorating from the outside in, or chronic seepage that interior drainage did not fully settle. We confirm during the evaluation which one your basement is, because we would rather not sell excavation a smaller fix would beat.

What the work involves

We excavate along the wall down to the footing, clean it, and seal it with a waterproof membrane so water cannot pass through the wall. At the base we lay drain tile that collects groundwater and carries it away from the foundation. This is the barrier and the escape route working together, on the side of the wall where the water actually is.

Finishing at the surface

Water does not only come up through the ground. It runs off the roof and across the yard, and if the grade slopes toward the house or a downspout empties at the foundation, the wall stays under load. So we correct the grading and downspouts as part of the job. If a specific crack is the entry point rather than the whole wall, crack injection from inside may be the tighter fix, and we will say so.

How it works

1. Confirm it is an outside job. We check whether the water is best stopped from outside, because exterior work is the larger fix and interior drainage handles most Miami Valley basements.
