Exterior Waterproofing & Drainage in Dayton, OH
Exterior waterproofing in the Dayton area stops water on the outside of the foundation, before it gets in. We excavate down to the footing, seal the wall with a waterproof membrane, and add drain tile and grading to carry groundwater away. It is the bigger job, reserved for the cases where sealing and draining from inside is not enough.
Exterior waterproofing stops water where it starts: outside the wall, before it has a chance to get in. Instead of managing water once it reaches the basement, we excavate the foundation, seal the wall from the outside, and give groundwater a path away from the house. It is the larger of the two waterproofing approaches, and we are straight that most Miami Valley basements are solved from the inside for less. This is for the cases that are not.
When exterior is the right call
Most wet basements here are handled with interior drainage that relieves pressure from inside. Exterior work earns its cost in specific situations: water pushing through the wall itself rather than the cove joint, a wall deteriorating from the outside in, or chronic seepage that interior drainage did not fully settle. We confirm during the evaluation which one your basement is, because we would rather not sell excavation a smaller fix would beat.
What the work involves
We excavate along the wall down to the footing, clean it, and seal it with a waterproof membrane so water cannot pass through the wall. At the base we lay drain tile that collects groundwater and carries it away from the foundation. This is the barrier and the escape route working together, on the side of the wall where the water actually is.
Finishing at the surface
Water does not only come up through the ground. It runs off the roof and across the yard, and if the grade slopes toward the house or a downspout empties at the foundation, the wall stays under load. So we correct the grading and downspouts as part of the job. If a specific crack is the entry point rather than the whole wall, crack injection from inside may be the tighter fix, and we will say so.
What’s included
- Excavation along the foundation wall down to the footing
- A waterproof membrane sealing the exterior of the wall
- Exterior drain tile at the footing to carry groundwater away
- Grading and downspout correction so surface water drains away from the house
How it works
- Confirm it is an outside job. We check whether the water is best stopped from outside, because exterior work is the larger fix and interior drainage handles most Miami Valley basements.
- Excavate and seal. We dig down to the footing, clean the wall, and seal it with a waterproof membrane so water cannot pass through the wall itself.
- Drain and regrade. We lay drain tile at the footing to carry groundwater off, then correct the grading and downspouts so surface water runs away from the house.
Signs you need this service
- Water pushing through the wall itself, not just the cove joint
- A wall that is deteriorating from the outside in
- Chronic seepage that interior drainage has not fully solved
- Ground that slopes toward the house, or downspouts dumping at the foundation

Related foundation and waterproofing services
- Interior Waterproofing
We relieve the water with an interior perimeter drain that carries it to a sealed sump, so the floor stays dry through the wettest Miami Valley weather.
- Sump Pump Installation
We install a sealed-basin sump pump with a battery backup, so a rising water table and storm runoff leave through the pump instead of across your floor.
- Crack Injection
We seal a leaking crack in a poured wall by injecting it full-depth with polyurethane or epoxy, after confirming the crack is a water path and not a moving wall.
